The property has no house number, no signs and no fence. Without professional tools it would be difficult to identify the borders of the right land. To locate the exact property lines we recommend that you first install onxhunt.com on your phone (preferably at home before you drive to the land to check it out. The app onxhunt, which uses satellite, can show you the precise boundaries of this property. I have made a video on the right side for you on how to install and use onxhunt.

We are not gonna lie to you. This property is very hot in summer! But you probably know this already if you are looking for land in Arizona.
There is also a minimal risk of being overflooded because of the nearby Santa Cruz wash. We filmed and photographed the property on August 7, 2022 afters days of heavy rain. August is the time with the most rain and when the rivers are full. The pictures and the videos show that the land does not have any overflooded areas.
Because the land lies in the the flood zone its assessed value is lower. Our asking price is much lower than for land in a 0 flood zone.

The neighborhood is residential and agricultural. The land is fertile after it is irrigated.
